Units-Master live Review

Units-Master Software Comparison

11 vendors evaluated · 13 feature dimensions · Last reviewed: 15 August 2026

All vendors at a glance

The DACH market for property management software splits into three established architecture types — communication portals, legacy ERPs, and cloud ERPs — plus a fourth type that Units-Master represents: the AI-first operating system for process automation.

4 Architecture Types

Not every product competes in the same category. Choosing the right archetype leads to better buying decisions.

  • Portal

    Communication Portals

Modern UI, strong tenant apps. Ticketing as a passive inbox. High reliance on external integrations. No executable process layer.

  • Legacy ERP

    Legacy ERPs (Desktop)

Decades of industry expertise. Deep banking (BK01, EBICS). Desktop-bound, legacy UI. No AI, no automation.

  • Cloud ERP

    Cloud ERPs

Full cloud architecture. Native document management. Broad feature coverage. No voice AI, no SOP layer.

  • Niche

    Niche

Specialised point solutions for a single process (e.g. WEG voting). Not a full management system.

  • AI OS

    AI-First Operating System

52 executable SOPs + Visual Builder. Native inbound voice AI agent. In-app copilot Werner AI. Embedded service directory (/directory).

Legend

Built-in
Fully part of the vendor's own product, developed and maintained in-house. No extra contract, no data sync, one support line.
In development
Not yet usable, but on the active engineering roadmap with a confirmed release window. Relevant for multi-month rollouts that can plan around it.
External vendor
Delivered by a separate vendor via integration, add-on or sync. Expect additional licence fees, a second support relationship, and data flowing across two systems.
Partial
The feature technically exists, but only at checkbox level: enough to tick the requirement, rarely enough to solve the underlying day-to-day workflow.
Not available
Not part of the product. No integration, no roadmap commitment — the workflow has to happen outside the platform.

Units-Master

Core Differentiators

What makes Units-Master fundamentally different from every other vendor in the market.

  • Differentiator 01

Process-driven workflows instead of static inboxes

Every ticket in Units-Master triggers an executable, multi-step Standard Operating Procedure (SOP) — no manual tag assignment, no ping-pong between staff members.

Market standard: tickets as plain text with manual categorisation. Who reacts and what happens next depends on the individual staff member.

  • Differentiator 02

Native voice AI agent, not a third-party tool

Inbound phone calls are handled entirely by the native voice AI agent: emergency dispatch, intake and ticket creation — autonomously, 24/7.

Market standard: casavi integrates MANGBL.AI as a third party. All other vendors have no telephony AI — internal or external.

  • Differentiator 03

In-app copilot Werner AI: contextual and action-capable

Werner AI is not a generic chatbot. It knows property history, summarises units, prepares accounting data and executes actions directly.

Market standard: vendors with "AI features" (andromeda. One, casavi) ship generic chat assistants without platform context or action capability.

  • Differentiator 04

Embedded service directory, wired into workflows

The /directory connects local tradespeople, plumbers, HVAC technicians and auditors directly to the automated ticket workflows — no media breaks, no manual coordination.

Market standard: casavi offers an external relay directory. All other vendors have no integrated tradesperson network.

Decision Guide

An honest assessment — for certain requirement profiles, competitors are the better choice.

Choose Units-Master when…

  • You manage 200–5,000 units and want to scale without proportionally adding staff
  • Your team operates in firefighter mode and you need standardised processes
  • Tenant phone requests are a significant time drain
  • You want an operating system — not another tool in an already fragmented stack

A competitor may fit better when…

  • BK01 banking is mandatory and deepest EBICS integration is a priority → HausPerfekt
  • WEG online voting is the only feature you need → homevote
  • You are already deeply integrated into a legacy ERP's bookkeeping and migration is off the table
  • Your focus is exclusively on social housing with specialist compliance → domizil+
